In this Political environment, there are a number of efforts to pass laws to protect renters and add restrictions on landlords.
NM state legislature recently passed a major change to advertising and fees (SB267) that we are implementing now. We have the software tools and organization to deal with this, but most self managed rental home owners do not have resources and will be subject to fines and lawsuits.
Albuquerque City Council recently defeated a proposal that would drastically change rental management (including forced registration of all rental homes and approval by the city for ending a lease without paying damages). Luckily this failed but things like this have their supporters.
We believe Rental Home Owners and Property Managers provide the vast majority of housing in NM and that we should be supported for doing this and not punished. Please contact your representative to make this clear.
We will continue to give feedback to representatives on how these laws HURT tenants by reducing amount of rental housing and increasing rents and fees to tenants. If you want MORE housing at a reasonable price, do not put more burdens on Property Managers and Rental Home owners.
Property managers should properly manage the homes (we do). Tenants should pay rent. Lets not make this more complex as there are laws that clearly manage both of these items.
