Simple math hypothetical example (all numbers for example only):
165,000 home in Albuquerque
30000 down payment
monthly payment on 30 year mortgage at 4.5%
200 taxes and insurance
Rent is 1150.
Property Management Fees are 115 per month.
expenses for the property (repairs, maintenance) are 1700 per year
your cash flow goes from $10 per month to $90 per month over the first 5 years.
But when including principle payment, home appreciation, and tax benefits, the return exceeds 20% per year (actually much more, but I didnt want to push it!)
